Municipal Updates 2024
Sadsbury Township
The Sadsbury Township update was provided by Tony Przychodzien, the new Township Manager.
- Sadsbury Park, Clover Hill, Sadsbury Square, Lafayette Square are all finalized developments.
- There are two commercial developments going in on Route 10 & 30, on the North and South sides.
- Chipotle, Master Clips, a mattress store, a dentist office, Wawa, Wendy’s, and Sherwin Williams have all opened in Sadsbury Commons.
- Businesses that are under advisement for Sadsbury Commons are Chic Fil A, Starbucks, Target, Giant, and Taco Bell. Taco Bell has given an opening commitment of the end of December. It will be located on the north side by Sherwin Williams.
- Two township bridges are in poor condition; applied for two grants for Octorara Rd. and Compass Rd.
Valley Township
The Valley Township Update was given by Janis Rambo.
- Valley Towns, at the northeast corner of Airport Rd and Business 30, continues to build the initial 89 townhomes and are finalizing approvals to move into Phase 2.
- To date, 47 units have been built. Phase 2 will include 100 townhomes and a dedicated open space to the township. The developer has received zoning relief and conditional use approval to develop a portion of Lot 3 (which is the commercial lot) for a 5,600 square-foot convenience store with gas pumps.
- Land development approvements have begun at Westwood Ridge off Valley Road. This consists of 89 single family homes, with the first building permits submitted two weeks ago.
- In Valley View Business Park, the final lot, Lot 8 was subdivided into two lots.
- All County Partnership received approval in June for Lot 8A, which will be a 1,900 square-foot industrial building with 87 parking spaces on 8.6 acres.
- Mac Valley LLC followed with conditional approval for Lot 8B, a 10.8-acre track to construct a 99,960 square-foot building, which is proposed to be occupied by Edlon, a plastic fabrication business who currently has an operation in Avondale.
- IDG development proposes a National Sports & Events Center recreation facility and hotel in Coatesville, which expands into Valley Township and will include 87 parking spaces. The project is currently going through land development and should receive conditional approval soon.
- The Chester County Airport Expansion Plan is continuing to go through Phase 1 approval to build a maintenance shed. Other plans include terminal and hanger expansion and a non-aviation building.
- In Highlands Business Park, several properties have come through planning with subdivision and land development to expand operations.
- Completed several projects throughout 2024, including Valley Crossing Basin Rehab project, which was funded by a Growing Greener grant. The township also received CDBG and state funding for the Lincoln Highway Stormwater project, which is currently in design.
Caln Township
The Caln Township update was provided by Don Vymaza.
- 220 apartments and 200 townhomes going up on 322.
- 175 units are going in the Hills of Thorndale Woods.
- 100 units are going on the Cohen property, right off Lincoln Highway.
- The Willows opened a couple weeks ago, which is the largest affordable housing complex in Chester County. It is now almost completely filled.
- The township has spent $4.5 million on stormwater improvements to date, with another $3.5 million planned for 2025.
- The township is building Beaver Creek Trail to connect Downingtown into Caln.
- Worked with Chester Valley Trail expansion and some roadway improvement on Lincoln Highway.
- Farmhouse Cafe is submitting land development plans along Lincoln Highway.
- The Township owns 150 acres off Kings Highway and will be using it for the 250th anniversary, as well as utilizing the farmhouse that is on the property, which dates back to 1776.
East Brandywine Township
The East Brandywine Township update was provided by Luke Reven.
- Population: 10,246 – 5.2% increase from 2020 census.
- 389 housing units final plan approval – The two largest of the projects are Ryan Homes’ Brandywine Walk, which is an age-qualified community and Toll Brothers development called Stone Mill Village.
- The township recently adopted a comprehensive plan and an official map.
- The township has revised their zoning map.
- Open space committee closed on 14.6 acres of land near the east branch of the Brandywine.
- Total preserved land in East Brandywine Township – 2,044 acres.
- New restroom at community park, which was made possible by private fundraising and a state grant.
- Completed a project that turned a large slab of concrete into a garden.
- Connected residential homes to trails and sidewalks.
City of Coatesville
The City of Coatesville update was provided by James Logan, the city manager.
- Train Station project – $65 million – scheduled for completion by end of 2025.
- Flats project – $48 million – passed preliminary plans – groundbreaking end of 2024.
- Brandywine View project – $12 million – 240-unit apartments, north of the train station.
- Road repair projects – $7-8 million.
- Streetscape project – Will service 2nd-4th Avenue, beginning in 2025. Included improvements are sidewalks, decorative lighting, and more.
- Ashe Park Masterplan – $5 million.
Honey Brook Borough
The Honey Brook Borough Update was provided by Sandy Cooper.
- There were two older tennis courts in the borough park. The borough agreed to allocate funds to renovate them into four pickleball parks.
- Trash Update: The borough previously provided trash collection. Residents would buy trash bags, and that money was used to pay the trash company. The borough had to double the costs of the trash bags due to the trash company’s price increase. Due to the increase, half of borough residents went with private trash collection. Therefore, the borough voted to stop the trash program. Everyone will coordinate their own trash pickup in 2025.
- Roadwork Update – Implemented a 10-year plan for improvements. New stormwater piping and sidewalks have been installed on South Chestnut Street. They’ve also repaved the post office parking lot.
- In process of updating comprehensive plan.
- Honey Brook Hardware has purchased a property on route 10 in the borough.
Wallace Township
The Wallace Township update was provided by Barbara D’Angelo.
- Recently completed the first phase of the Wagon Cellar Park project, involving a new pavilion, new basketball court, and pickleball courts.
- Implemented stormwater management improvements for park.
- Electrical work was donated by a local electrician.
- New snack shack at baseball and softball fields.
- Conserved 520 acres of open space, including trails, open space, and recreation areas.
Parkesburg Borough
The Parkesburg Borough update was provided by Rhett Lipscomb.
- The borough is applying for grants for public works vehicles for sanitation department.
- New borough manager since September.
- Route 10 – 130 townhomes going in.
- Train station – updating platform and sidewalks to ADA compliance.
- Two new Wawas, Route 10 and Route 30.
- A new coffee shop opened called Fill this Cup.
- Final Fridays run from April – October.
- Vegetable garden in northside park; 515 lbs have been given away to community.
- Now partnering with Chester County Food Bank on this garden project.
